These terms cover using this website. Separate advertiser terms will apply to anybody who pays to advertise, and they are not yet published, because advertising is not yet open.

1. Who runs this website

Ultimate Gems Property is a trading name of Amberly Solutions Limited, registered in England and Wales, company number 14298860.

2. What this website is

It is a place where estate agents and private landlords advertise residential property for sale and to rent, and where the public can search those advertisements free of charge.

3. What this website is not

We are not the estate agent or the letting agent for any property advertised here. We do not own the properties. We do not arrange viewings, carry out valuations, negotiate offers or tenancy terms, prepare agreements, carry out referencing, hold deposits, collect rent or manage property. Every one of those is a matter between you and the advertiser.

4. The advertisements

Each advertisement is supplied by the advertiser named on it. They are responsible for its accuracy, for the property's availability, and for holding the right to advertise it and to publish its photographs. We review advertisements before they appear and we may change or remove one that does not meet our publishing rules, but we cannot guarantee that every detail is correct or current. Confirm anything that matters to you with the advertiser before you act on it.

5. Promoted placements

Where an advertiser has paid for additional prominence, the advertisement says so. We do not mix paid placement into ordinary results without labelling it.

6. Reporting a problem

If an advertisement looks wrong, use Report a Listing. We will review it. Reporting an advertisement does not create any agency or tenancy relationship between you and us.

7. Using the website

Do not copy the advertisements from this website in bulk, scrape it, or republish its content without permission. Do not use it to send unsolicited marketing to advertisers.

8. Our responsibility

We provide this website with reasonable care, but we do not promise that it will always be available or free of error. We are not liable for a decision you make on the strength of an advertisement, because the advertisement is the advertiser's statement and not ours. Nothing here limits liability that cannot lawfully be limited.

9. Law

These terms are governed by the law of England and Wales.
